Background Checks

The application starts with verifying a prospective tenant’s identity. We ask for photo identification on every applicant 18 years of age or older, and then we begin an extensive national and state background check. We explore criminal history and check for prior evictions, as well as activity on the terrorist watch lists and sex offender registries.

Financial Qualification

Our tenants must financially qualify to rent your property. We have strict income requirements and we’ll require income verification from employers or other sources. We examine credit reports and verify payment history. All current accounts are reviewed, and we look for judgments and bankruptcies.

Rental History

The best way to judge how a tenant will behave in your property is by reviewing how they have behaved in previous properties. Therefore, we confirm the rental history of every applicant. We talk to current and past landlords, asking if they paid rent on time, took care of the property, and if any neighbors or other tenants filed complaints. We want a tenant for your home who is responsible and respectful.
