In order to view a rental home you must show a form of identification. Your driver’s license or an alternate second form of identification will be photocopied. Please have identification with you. We do business in accordance with the Federal Fair Housing Law. We do not discriminate against any person because of race, color, religion, sex, national origin, familial status or disability. Individual review considers facts & circumstances surrounding the criminal conduct per court records. Factors such as age at time of conduct, evidence of good tenancy before & after conduct, nature & severity of conviction, and the amount of time that has passed since the conviction will be considered. Criminal history which indicates that an applicant’s tenancy may constitute a direct threat to the health or safety of other individuals or whose tenancy could result in substantial physical damage to the property of the owner or others will result in denial of application. |
*Assets may not contribute to qualifying income.
**Credit factors, such as delinquency, percentage credit usage to limit, bankruptcy, etc. may influence Landlord’s decision to lease the property to you and/or charge a higher security deposit.

Because of our and homeowners’ insurance policies, we are not able to approve the following dog breeds (or any combination thereof) for occupancy in our properties:
Barnyard animals, reptiles, rodents, fish/fish tank, and misc. mammals are prohibited. Tenants are responsible for any and all damages caused by approved or unapproved animals on rental premises. Baby-sitting or care taking of any other person(s) animals or pets is also prohibited. Unapproved animals on premises are considered a lease violation and could result in penalties up to and including eviction.
Veterinary Records and pet photos must be submitted upon request.
Service or companion animals will always be accepted, provided acceptable documentation is submitted. Pet fees will not be charged for a service or companion animal. (Documentation required).

Agents understand that it is illegal to discriminate against any person because of race, color, religion, sex, handicap, familial status, or National Origin. This applies in the sale or rental of housing or residential lots. It also applies to advertising, the sale or rental of housing and the financing or appraisal process. In addition, blockbusting is illegal. To assure tenants or buyers that we do not discriminate we display the Equal Housing Opportunity posters in our office and have its logo printed on our application forms.
Although our rental properties are advertised on many different websites and through the local media, you can view our current list on the Search Rentals page. We are constantly adding new properties, and the listings on our website are the first updated. Our website also has the most pictures, information and even video tours for you to view.
Utilities are the tenant’s responsibility unless otherwise stated. Some utility companies will provide an estimate. Contact the utility company for more information.
Each property has different policies regarding pets. Please refer to the listings on our site to see our current vacancies and whether or not pets are accepted for each.
We want to make sure that you see the property in the same condition you will be renting it in. Please check back after the cleaning and check-out has been performed.
It generally takes 24 hours to process the applications. Upon approval, your property manager will contact you to discuss further steps.

In order to keep our tenants safe and our owners happy, we run a credit and criminal check on every applicant.
We abide by Fair Housing Laws. Fair Housing dictates that applications must be accepted on a first come, first serve basis. If an approved application has come in before yours, we are obligated to give them the opportunity to move in to the property first.
Before you move in we accept certified funds only. You will be required to pay your first month’s rent and deposit payments with a Money Order or a Cashier’s Check. Once you are moved in and your tenant portal is set up, you’ll be able to pay online with your checking account information using an E-check.
No, we consider other things like income, length of residency etc. We base our decision off of a scoring system that includes many different categories.
The deposit will hold the property for 2 weeks.
Your property manager will ask you when you’d like to move in. A move in date will be established in your lease. When your application has been approved, you have paid the deposit and first month’s rent and the lease has been signed, you will be able to move in on the designated move in date.
