COMMON PROBLEMS

Before submitting a maintenance request, please read through the following list of common problems and how to solve them.

• Help, my bathtub drain is clogged.

• My garbage disposal is clogged.

  If your garbage disposal is clogged, you can attempt to remove the blockage by powering down your disposal. Watch the video for a step-by-step process.

• I smell gas! What should I do?

  If you smell gas in your rental home, immediately extinguish any open flames and call your utility company's emergency line.

  Changing a furnace filter is a relatively straightforward job, and one that can help your appliance run more smoothly. Check out this informative article to learn more.

• How can I test my smoke detector?

  Your smoke detector should be tested at least twice a year. A good rule of thumb is to use daylight savings as a reminder to check your unit. Most modern smoke detectors have a small test button on the side. Simply press this button to make sure it's working properly.

  You should also make a regular habit of replacing the batteries in your smoke detector. It's a good idea to do this proactively whenever you test your unit. If you ever hear a continual, faint beeping sound coming from your smoke detector, that is the unit telling you it's time to replace the battery.

• Help, my sink is clogged.

  If your kitchen sink becomes clogged, you can use a plunger to pump the blockage through the pipes. Create an airtight seal with your plunger and pump multiple times. This should help push whatever is stuck out.

• I used the wrong soap in my dishwasher!

  If you use the wrong soap in your dishwasher, you'll quickly have a sudsing mess on your hands. As soon as you've realized your mistake, use a pot or bowl to remove as much water as you can from the dishwasher. Then, add a scoop of white vinegar and run the unit for a short time.

  Vinegar causes the soap to stop foaming. You may need to repeat the process a few times to clear the issue.

• My outlets aren't working properly.

  If your bathroom or kitchen outlets aren't working, you may have GCFI outlets. These outlets have a safety feature that cuts the power if the circuit becomes overloaded.

  You can reset the outlet by pushing the test button. This should cause the top button on the outlet to pop out. Push that back in and your outlets should function once again.

Make a Maintenance Request

If you're still having problems, make a maintenance request by logging in to the portal. We receive maintenance requests during business hours. Please contact us directly if you have an emergency.

Remember, a $25 fee will be assessed and you must re-schedule if any of the following occur:

• Any tenant who makes an appointment, but fails to be at the property during the scheduled time.
• There is a non-kenneled or unconstrained dog.
• The key to the property does not work due to changing of the locks by the tenant.
• There is an underage child (17 or under) unattended at the property.
